dollar renovation of existing hospitality facilities and an addition of a
ballroom, exhibition hall and guest tower. In charge of all details for tower
base, door and window schedules. Metal, glass and stone veneer details utilizing
Pilkington structural glass systems and Alucobond metal panels. The person
doing the CA has reported that my detailing is working well.

AFFORDABLE HOUSING FOR SENIORS : Irby Senior Housing Florence SC
This is a SC Tax Credit Project. Developers submitted our preliminary drawings to the State of South Carolina, CD's were competed 100% by yours truly including electrical, plumbing and HVAC (reviewed and stamped by an engineer). The drawings were brought though the Florence SC permitting process and then reviewed by Bib Lowe Consultants to receive final approval from The SC Low Income Housing Tax Credit Program (LIHTC). At this time the developers can sell these credits to investors and construction can begin using the investors money.(2017)
AFFORDABLE HOUSING FOR FAMILIES : City Lights II Bedford Pines Atlanta GA
I live in Bedford Pines ( Fourth Ward West) and felt very fortunate to be able to design these elevations for (96) Section 8 family units on Boulevard NE a few blocks from where I live. We had 2 design schemes from which the FWW Neighborhood Group and Wingate Properties could choose. The Towers were part of my scheme and were approved unanimously over the 2nd scheme. The towers are evocative in human spacial symbology of protection as well as recalling the nearby Ponce City Market. A street museum was annunciated with arches recalling architecture from the nearby Auburn Avenue and creating a sense of place which felt comfortable.(2016)
URBAN HOUSING : Pocket Neighborhoods
Pocket Neighborhoods take down the scale of wide open urban streets to the intimate scale of neighbors. After doing the project shown below this one, I experimented to see if the courtyard idea would work with higher density. The balconies and courtyards may need to to be on a street that is not too busy and have plenty of landscape (and soil) to absorb traffic sounds as I have lived in a highrise on the 5th floor and traffic noises bouncing up the hard walls made opening the windows like living next to a truck stop. The amount of natural light is very livable. The ground floor would be for entrepreneurs to open shops.

Being a Southener I've always been fascinated with courtyards and gardens. This was an attempt at that, the floorplan needs to be scaled down for realistic feasibility. The higher density project shown above this one was a offshoot of some of the ideas explored here.

RESIDENCE :: Morningside Garage and Sunroom Addition
A couple needs room for a quiet office above an old garage. Because of 1920's zoning conditions a lot line variance is pursued and granted by the City of Atlanta Board of Zoning Adjustment (BZA). A sunroom has also been designed. Work is proceeding.

URBAN NEIGHBORHOOD PLANNING :: O4W Freedom Barkway Fundraising Renderings
Dog parks get people out in the street and talking to each other. They become a "3rd Place" in the language of Ray Oldenburg from his 1989 book "The Great Good Places". O4W crime (APD Zone 6, Lt Doug Little) has gone down 60% since it's opening in 2015. This neighborhood dog park area was donated, located in the heart of Old Fourth Ward, by the Freedom Parkway Conservancy. A group of 10 people living in the neighborhood implemented it with my role being site plan design, webmaster and as-built construction documentation.
The park is maintained by the City of Atlanta.
URBAN NEIGHBORHOOD PLANNING :: Spiritual Living Center Atlanta Portico Design
Fund Raising Images for a church entrance. The different sized light openings symbolize the many paths to peace and spiritual understanding, as in Le Corbusier's Ronchamp.
URBAN NEIGHBORHOOD PLANNING :: Animal Sanctuary Design with GreenFeatures
Kindness and understanding to animals promotes kindness between people. Every neighborhood needs a rescue and kindness center. (If it was extended to homeless people it would work even better). This building is to provide shelter for about 20-30 dogs and 40-50 cats. It is designed as a community center with a central kitchen area and a huge storage and laundry area for supplies and general upkeep. It is conceived as a place where groomers and vets can easily visit and have work areas.
There is a central sleep area for a resident caretaker. This design could convert to a homeless shelter design.
